what makes pi kap and a sig better than mid tiers?

What actually makes Pi Kap and A Sig better than mid tier Fraternity's besides reputation? Anything at all?

Honestly the quality of guys. Pi kapp have great looking athletic guys and they have a nice house. Alpha sig guys have money, good looking with great personalities and people in high places (last two ISU presidents) and a nice house.
