Comment:  Theta is not top tier, but they are improving. One of the most improved houses this year. IDk who came up with the "they're known for grades/being smart" rumor cause that's not true. they have some smart girls but they arent all book worms. some sweet down to earth girls, some average looking but a lot are pretty. I think they will keep improving especially when they get to build a new house. watch out for theta this year
