Comment:  They're pretty yikes but because of lax they do have some friends in Theta miraculously... solely because of Theta, they could rise in tier, but they'd have to clean the hell out of the house and host better, more exclusive, more consistent parties with cool themes and such. They basically have no presence on campus right now.
