I agree with everything you said here, pretty solid assessment EXCEPT the DZ reference. DZ has most definitely slid to middle tier in the past two years. Their pledge class this year is one of the worst in all of Panhellenic. That's a mass consensus. Chi O has a good reputation and most of the girls I know in that house are really chill. They've gone from bottom tier to middle in past couple years.
