To me the difference was confidence. When I went into those houses last year during rush there was a different vibe. The girls were interesting, the conversation flowed, the physical houses (esp. PiPhi) were amazing and the members seemed really comfortable. Simply put, I wanted to be like them. I wound up in a middle tier house and am happy where I am, but the OP is right. There is something different about the Big Three.
