“Old row” isn’t in reference to how old a house actually is (and even if it was it would be chapter age, not national age). It’s in reference to a certain geographical area that those fraternity houses used to occupy. As for sororities it means nothing other than they were the chapters the guys wanted to include when they invited girls in. As for the southern thing you’re technically right, but even if KD for example decided to take 100% girls from Washington state next year they’d still be “old row”
