Dues wouldn’t really be much higher. When ddd, agd, dg, and adpi built their new houses six or so years ago, total was around 300/350. Dues were lower then. Most of what we pay for is food, and less girls=less food. Also many of the costs are dependent on how many members there are, like the amount per member that goes to nationals. My house shows us the breakdown of costs at the beginning of every year and a ton of it goes to stuff like this. Paying off the house is different but most houses fundraised from alums or like mine had a ton of money saved up. And I assume most had help from nationals.
