Now that we have such big houses it is important that we keep the numbers up to keep the dues reasonable. The houses will continue to lose upperclassmen as long as the dues are so high. I am thinking that we all overbuilt and having the manageable pledge classes with the smaller (but still stately) houses of the past was a better way to go. If our member numbers dropped by 100 - 150 our dues would all go up to compensate. Think about paying $6,000+ a semester before all the add ons. No way to turn this now or Greek will be only for the truly rich. I can't imagine DZ opening that new house with those numbers or APhi keeping up with the bills if they don't pull in a large pledge class.
