From what I remember, it depends on who financed the house and the circumstances for leaving. For example, Omega Psi Phi built a house, but was unable to get enough member to live in a house and keep it running. So Pike took over renting the house, but didn't renew their lease and that brings us to Phi Mu occupying it. And they're probably going to stay there. Now when it comes to all the frat houses that are being occupied it really comes down to who really funded the building of the house. Does the house belong to USC or that organization? If it's the fraternities, then they have to be in good standing once they're back and have enough members to be able to reclaim their house. If it's USC's then it's whoever USC leases it to. I hope that helps! It's been awhile since I researched all this. I got bored one day and decided to see why which frat got kicked off, when, and why, and this is what I found.
