You don't have to live in the house. But, it has honestly been the best part of my college career. I don't know how other chapters work, but mine has 'in-house' and 'out-of-house' dues. Obviously the ones pay a little more 'in-house' because they get more meals/utilities/security/etc etc. You don't HAVE to live in the house, but I know some chapters have issues filling the house, and they will 'politely ask' people to live in the house. Its actually really fun, and I would encourage you not to just cross it off until you actually meet your sisters :)!
