No they aren’t. They have a lot of internal issues and they’ve really declined the last 3 years. Their PC’s are just so so. They seem to lose girls they really want on pref or going into pref. I personally think girls hold onto them as a good last resort so they always compare themselves to top houses because they have top girls left towards the end but those girls often times drop them for another house. Their name has carried them but with the way things are going now, girls are getting less and less concerned with name and more interested in the actual girls in the house. But there are always girls who are caught up and fake and they go for the name. And unfortunately those are the girls who bring a house down. Don’t get me wrong, Pi Phi is a good house, they just aren’t a top house anymore. Hope this makes sense.
