I personally think Lambda has no business in the lower-mid tier. They throw down, have some really cute guys, and are gentlemen all the way. I can think of way too many 'top tier' or upper mid houses that seem way overrated to me. Pike and Skulls saying they're moving up is a joke. TKE and DChi have potential, but have yet to deliver on that. Sig Pi and Sig Nu throw down really well, and AEPi knows how to stay relevant, don't see how they're not top tier. Beta, overrated. ZBT, way overrated.
