You are absolutely correct. Frats can turn themselves around remarkably well, sororities cannot. Houses that have been on campus forever have no chance of fixing their reputation. They just can't. It NEVER happens. However, fraternities do it all the time. You're right in that girls want to join something that is already established as having a good reputation. But they're also willing to join a colony that has NO reputation yet and build on that. But girls do not want to join a house that's failing and attempt to turn it around. That's why tri delt needs to leave for 5 years and come back. And maybe even rebuild their house while they're gone into something nicer. They're such a strong national sorority with a ton of alumni support. They could easily be top/upper middle if they put in the effort.
