Having a house of their own will help tremendously, but it won't make them "top tier" by any means. (I hate the tier system) It takes more than a nice house to be at the top. However, I could see them leaving the bottom tier and moving on up to the middle tier within the next few years, as long as they recruited well this year and continue to do so in the upcoming years. God is right about the sqautter rep, but I don't see it completely going away until all ex-Betas and SNUs (and their fraternity and sorority friends) have left campus. So that will also take a couple years.
