100% phi delt and Pike. phi delt wasn't even around 3 yrs ago and pike was full of weird hispanics. Considering most fraternities take 6-7 years to go from just formed to even middle Tier I would say phi delt has shown more improvement, however pike has definitely made a name for themselves.
