This might not be true everywhere, but for some places you can live in the house second year (though you should already have housing by the time rush happens so why would you even need to live in the house). Most fraternities have third years living in the house. It’s usually cheaper than on-grounds or places like the Flats or Uncommon. Could be equal with like Preston. It also depends if the fraternity owns their house fully or still has a mortgage out on it. As for dues, some places lessen dues for in-house brothers to incentivize living in the house cause there are some disadvantages (but also a lot of pros)
