Just coz this website is full of goobers who have no idea what they’re taking about. Phi delt does mix with ZTA a couple times and mainly with ADPi and Tri-Delt. Don’t go by tiers and listen to people on this site. Judge the frat yourself and see if you like the brothers. About the house, it depends on how pike does during rush. From what it seems like, it’s going to take pike at least a few years to have the numbers to take that house back. I mean look at Kappa Sig, they were the best before they got kicked off and they’re still chilling in the lower tier. Good luck.
