delt and sae suck tbh. sae's house is better than delt's from what i hear, but they are both pretty horrible overall. neither frat can actually party or drink in their house, so they have to resort to annexes. Socially, delt definitely has the upper hand though - delt is "closer" to top tier, and girls like them more than sae (not incredibly, but they have good amounts of parties, and they are not irrelevant... girls like them more or less....). Delt is known as a "nice guy" fraternity, for getting freindzoned a lot (i can confirm with my sisters - we love to hang out with them but i don't know of too many girls that bang delts,,,,). SAE is totally irrelevant, so i don't know why you'd even consider them. They are not good at all, and I don't even think a single girl likes them (if that's what youre looking for). Avoid sae, at all cost. phi psi and kappa sig both have beautiful houses. phi psis house is newer and cleaner, whereas kappa sig's is older and more "historic" and has "character" (old governors mansion, etc). Phi psi is known to be very preppy, exclusive of others, and stuck up, while Kappa sig has lately had a jocky, arrogant, and too bro-ish kind of vibe. Both are great groups of guys, but totally different. As much as i hate to say it, they have had the best blocks (and sig chi) and parties so far, but they attract different crowds. Phi psi has been awesome for a while, and kappa sig has been raising their bar over the past 2ish years. just my 2cents
