You lost me at “Pi kappa phi could have the most beautiful house”. It’s crumbling inside and smells really bad. And they have never been considered over sigep and sigma chi. Having a whole class of their pledges quit and join another fraternity says enough about their brotherhood. Learn how to spell “lambda”. Lambda doesn’t have a baseement, their party room in on the third floor and they are not remodeling, they are building new. Phi delt lambda and sigep could pretty much be tied, though two of those houses are dry. I’ve heard kappa sig is having a good summer rush, so they may be rising. TKE is closed for a few years so shouldn’t be ranked. Add AEPi and FarmHouse to low tier since they are still brand new. Acacia is a good solid mid tier group. They don’t deserve to be in the low tier.
