KA has done nothing to warrant being above Lambda. People want to hate on Lambda and call them lame, but for one, all of the frats here are lame, and two, girls go to their parties. That counts for something. When's the last time KA threw a rager? Phi Delt's house may suck, but I would put their quality of guys and involvement much higher than D Sig. D Sig is only "top" because they throw parties and let anyone show up, but no drivers and no cups and no bathrooms? That's a joke. That's why Phi Delt deserves to be even with them.
