As a condition of developing HG none of the fraternities would move there if the school had the ability to kick them out. That was the trouble when the fraternities were in university-owned houses before. So in order to get HG, the university gave the property to the Leon County Educational Facilities Authority and they developed it with five private lots and 8 'spec' houses for rent. The entire development is managed by a professional firm. No, the university cannot kick someone out of their rented HG house. Three fraternities built houses on the private lots - Pike, LXA and Phi Delt. The Authority owns the land but the private houses have a series of leases that run up close to 100 years. The two remaining private lots are owned by ATO and Sig Ep. The fraternities chose to have an FSUPD substation there because they felt they'd get better treatment from them than the City Police.
