Half those guys in Phi Delt will drop out because it's just a bunch of random new guys who didn't know each other and no established brotherhood or bond. They could have 70 guys this year and 30 the next, no one is going to hand them control of that house until they get stable numbers and are really established. Also, the mortgage is only one expense for the house. Insurance, property taxes, electric, water, internet, maintenance, repairs. The utilities alone are probably almost as much as the mortgage. They probably need more like 40-50k per month to cover the full cost of the house.
