Phi Delt is not recolonizing. Phi Delt remains while undergoing reorganization. And we haven't seen the results of their house renovation yet; so it's hard to imagine that it's any more amazing than the renovated Kappa Sig house or the new DU house or the Beta house. And we can't forget that Ag Sig is getting a new house too. It's also too soon to tell how successful the chapter reorg will be.
