Most of tier two and three should be in the same tier. Some of the houses listed as middle tier are arguably better than some of the ones listed as upper middle tier. Too old row centric.

Agree but I'd combine the upper middle with the middle tier and it's pretty accurate. No real differences between upper middle and middle. :-)
