what is happening?
by: Tell meI am seeing a ton of mentions about Zeta, DZ and Theta today. Is this site full of them, self-proclaiming victory or is this really general consensus? If the latter, what made you think that compared to other houses?

Return rates went out the window this year because all the OOS PNMs saw gorgeous houses, with huge diversified members, that were too similar to really differen. PNMs were happy to be returning to lots of houses.
A few houses making heavy up-front cuts because they expected the same return rates paid a big price, while house that typically invite more back through more rounds got their pick when their returns came back strong.
This change in attitude was well noted on GR. Girls are happy in any house and the houses accepting more girls got to and today pick from more girls. So, good for them, lessons learned for others

I like grade reports and on the 2018 spring report, I was surprised Theta's numbers were better than several other houses in grades, size, retention, and COB. I noticed they continued that on grade reports from fall and spring of last year, even though they were the only ones left with an old house. As soon as I saw pics of their new house, I figured it would come together for them and be a good Recruitment.

It is a fact that Kappa, Theta, Alpha Phi, and Pi Phi are national powerhouses.
Theta has been suffering at the hand of alums from southern houses who bash them as part of an effort to keep these four smacked down.
Look at the comments about Kappa. What are the real chances that Kappa completely blew it at recruitment this year? Not much. It takes a few years for a "good" house to sink significantly lower. Just like it takes years for a "medium" house to climb to the top. It happens. But it takes a great recruitment to build on previous great recruitments.
As oos population at Alabama grows past 50% - so goes the recruitment. Given a choice between AOPi and Theta - most oos will choose Theta. Even though ZTA did great - many oos will choose APhi first. Between ADPi and Pi Phi...same thing...most oos will choose Pi Phi.
Added in the fact that southern moms pressure their alum friends to influence the "old row" houses in pnm selection - a huge door is open for the strong national houses. The above four are not the only strong national houses but are the ones who have the most success at recruitment.

There is no denying that Theta did well. Their pledge class insta is full of adorable girls. This year, PNMs loved their new house and the snubs in some OR houses pushed the OOS mood to appreciate authenticity, which that house has.
We also need to celebrate DZs wonderful PC too! Their house was beautiful and their recruitment was very well done. Kudos.
Lots of houses are struggling to admit they lost girls to these houses. I really hate to see any comments on here trying to push these houses down and diminish their fantastic recruitment job. Very happy for these houses and predict they will be bigger players in future recruitments.

How predictable.
The old row fanatics on here can justify anything. Grades matter until one of their favorites slipped in grades, or until you look at the fraternities whose grades are just awful in comparison. Looks don’t matter, until they get an attractive pledge class. And they are all about reputation, until one of their own makes a fool of themselves! Or they can cling to their southern Ness, until they need out of region girls to fill their pledge class. And this is a classic, we didn’t want those girls anyway, something that could never be proven because they would never admit upfront who they wanted.
