why are kappa and theta top houses

I’m a dude but I really don’t get it. I’ve met more attractive and fun girls in “middle tier” sororities than I’ve met in Kappa or Theta. Like I see why aphi and dg are top they’re just hot but kappa and theta? Why? Their personalities don’t seem good either
