middle tier houses?

My personal take, others can obviously chime in :)

Pike AXO, DDD, AEPhi

Solid mid-tier house on West, house is pretty small but nice. Had a reputation for being social-climby a few years back after getting re-chartered but their new PC’s are super friendly and fun and don’t care about that as much. Pretty good number of attractive guys, especially in the older PCs, and known for being one of the more athletic mid-tier houses. Have good relations with mid and low-tier sororities and have a pretty good number of multiways with other frats, good presence on homecoming and slope day.

Pi Kapp KD, DDD, AEPhi

Nice physical house on north that has been rising from lower tier over the past few years, is now solidly mid-tier. Known for hosting a ton of multiways and being pretty big partiers are far as mid tier goes, although the last few PCs also have a few quieter guys mixed in. Also used to be super social climby and tried really hard to get more Pi Phi and some core four mixers, but are more down to earth now. Pretty attractive group. Well-liked by mid-tier sororitys, and have a good presence on homecoming and now slope day after managing to get a mixer with AXiD despite being on north.

Phi Sig AXO, KD, AXiD

Have a large really nice house on west campus. Used to be solidly upper-mid but have been declining recently due to having smaller PCs. Still have a solid reputation among mid-tier sororities and girls enjoy going there, and managed to get a fourway with Fiji AXO and KD for slope day this year. Pretty good number of attractive guys, and most are pretty fun and cool. Strong presence on homecoming and slope day.

Phi Tau AXO, DDD, PSS

Smaller physical house on north that’s pretty much stayed the same over the past few years reputation-wise. Guys are known for being super friendly and have a dorky but fun vibe. Don’t really rage as much as other houses but have a strong brotherhood, and get invited to a good number of multiways. Have a few surprisingly good-looking guys in their last 2 PC’s. Well-respected by lower and mid-tier sororities, good presence on homecoming and slope day.

Only middle houses worth rushing are Pike Sig ep sammy. They mix with good sororitys and have good parties. Idk what upper comments talking about because the only relatively attractive guys in middle houses are in sig ep and pike. Sammy just cause they have new house

Pike/Sig Ep/Sammy definitely mix together pretty frequently, but Pike/Pi Kapp/Phi Tau/Phi Sig/Fiji/(formerly Llenroc) all do a decent number of multiways together that are mostly with AXO/KD/AEPhi/TriDelt, and I definitely think that's the more socially relevant group.

Pike’s last 3 PC’s have all been pretty strong, The current juniors got a bad rep when they joined for some reason but the house is generally considered to be doing at least as well as prior to them joining. Their annex at the top of the Eddy/Seneca corner is well-known and centrally located, and the backyard is a really great space for their homecoming darties and outdoor parties at night.

Pi Kapp’s seniors really upped the house’s game when they joined. Current juniors are a weaker PC, but the sophomores are pretty strong and are at the very least keeping them on the same level, if not rising. Annex is centrally located on Catherine, great location for meeting freshman during o-week and the space inside is great for parties. Backyard is small but nice for darties.

Phi Sig’s current seniors are a really strong class, but as the OP mentioned, the two new ones are smaller/weaker. They made up for this last year by taking a decent fall PC, so they have the opportunity to redeem themselves by doing the same this year, and they’ve historically done well during fall rush. Otherwise generally somewhat on the decline (although not nearly as much as competing frats will say they are). Annex is on College in a good location, although the inside is pretty small. Have access to the parking lot in the back which they’ve used for darties before.

Phi Tau’s seniors are a somewhat weaker PC for them, but the two new ones are really strong and definitely give them a lot of potential, wouldn’t say they’re rising quite yet though. Annex is pretty spacious inside and has a really big front yard that’s a great party space for o-week/on homecoming, only downside is that it’s pretty far down on the Eddy/Cook corner.

Don’t know as much about Sig Ep and Sammy in terms of the individual pledge classes, their annexes are on Eddy though. Sammy is also getting a lot of hype for the new house which looks super nice and will probably rise because of it.
