10 years down the road I'll be shocked if any fraternity at USC is on campus, none want to be, but have to be. The way this school is going, every fraternity will eventually want to leave the village and it'll be sorority village. That's the facts, not only at our school but everywhere. You hear about a new fraternity kicked off across the USA everyday, it'll only get worse.
After that tangent, if Pi Phi gets it from Kappa sig, they'll take it and have first priority, until their own house is created when phase 2 finally does come about.

I heard if Pi Phi decides to wait for their house to be built, they're going to move a black fraternity in there. Don't know why Beta or Phi Sig wouldn't be able to move in seeing as they both have leases expiring within the next two years. Can you imagine if a black GLO is in the village...

If you look at the old campus maps, the Phi Mu house used to belong to a black fraternity (the Omegas). Phi Mu bought it from them officially, but there once was a black GLO in the village. Actually even googling "university of south carolina greek village map" will take you to maps showing the original occupants of the houses (lambda, ato, omegas, sig ep)
