The important thing to remember is that this is very general and as a rushee (sorority or fraternity) remember that the "top" houses may not be the best fit you and to pick the place where you like the members. With that said here's the real rankings of both.
Sororitys:
Top Tier A: A D Pi, Tri delt
Top Tier B: KD, Chi O, ZTA
Middle: DZ, A Chi O, Phi Mu
Bottom: KKG, AGD, Gamma Phi Beta
Fraternities:
Top Tier A: Sigma Nu, Kappa Sigma, SAE
Top Tier B: Sigma Chi, Chi Psi, Pi Kapp
Middle: Pike, ATO
Bottom: Phi Sig, Beta, DTD, anyone else
Commentby: Yeahhhh
Sounds about right but I'd switch Pi Kapp with ATO, but it's hard since there is such a steep drop off from those guys to Beta and the others

You CAN'T just say these are the "best" houses cause it all depends what you want. For girls, if you want to be in the typical, pretty blonde sorority do DDD. If you want to be in a more academic "wife" type environment, go A D Pi. If you wanna be a party girl go ZTA or DZ. If you're more laid back go Chi O or A chi O. If you're really southern go KD. If you want a group of super nice less superficial girls go Phi Mu, KKG. If you want to be in a less typical "sorority girl" go AGD or Gamma Phi.
For guys, if you're really southern go Sig Nu, KA (probably not anymore), or SAE. If you're a northern guy go Chi Psi. If you want to be in a good fraternity with guys from all over (obviously still mostly south) go Sigma Chi, Pi Kap, Pike or Kappa Sig. If you're interested in partying but not having a house join ATO. If you're not really into the typical "frat" style but want some of the social benefits go Phi Sig, DTD, Du, Phi Kappa Sigma, or TKE. If you're a nice guy who doesn't care as much about partying and don't want pledging to be difficult or get in the way of your academics go Beta.

Not sure I have ever heard "super nice" used in the same sentence as Phi Mu. Definitely NOT a nice group of girls. Think of the movie "Mean Girls," but uglier. On the same level as KKG and GPhi, but those two houses at least have nice girls.
