The top 7 are old row plus whoever is best of new row. I don't think these 7 will be debatable for the next year or two.

The next 8 are all up and coming or starting to take a step back. All are great groups with a lot of history however and choosing any would be good.

The next group aren't bad groups to look into but are either a niche group (AGR, TEP, BYX, SPE), or building into a more respectable group (DTD, SP, ASP, PKT)

Switch Felt and Lambda at this point. Delt isn't as soft and they both have equivalent guys and sororities. Delt has one of the better houses here.
