In my house they do it by GPA. Me and my roommate both had 3.0's and we we're a couple people after the cut off. Eventually a couple girl's ended up deciding to live elsewhere (1 girl decided to live with her boyfriend and the other wanted to live closer to campus) so 2 spots ended up opening up for me and my roommate but we had already signed a lease elsewhere. My friend in another sorority said they do it based on points. So no matter which sorority you join, you should be able to work hard enough to earn a spot in the house if you want it. And I don't think that out of house girl's can buy a meal plan to eat at the house, but the house is ALWAYS available to every girl in the sorority, so you can feel free to hang out there with your sisters whenever you would like to.

The average is about $600/month, 3 months out of each semester. Mine total around 3600.
As per living in the house, we do it by point system, whoever is most involved and has the most points gets first choice in living in the house. My meal plan for living out of the house is 2 lunch and 3 dinners a week and for in-house every one of your meals is cared for!

Living outside the house, the dues you pay cover 1 meal the night of meetings. Living inside the house, the dues you pay cover meals. It might be slightly different for different sororities but I think overall this is generally how it is.
