“top house(s)” is very subjective and depends on what you’re looking for. at the end of the day these two houses are very desirable and have extremely high retention rates during recruitment. PNMs are upset if they don’t get them back as they are often aiming for one of the two, if not both. unfortunately these houses do compete heavily with one another and lose amazing girls to one another all the time. it really varies by year who comes out on top.
comparably to pi phi and kappa at UT, dg and pi phi at tcu, kappa and tcu at smu, and so on

Top Is totally suggestive
Some girls want kappa or tri delt (I know everyone on here hates Kappa but that is the truth.) if they do not get those then they usually like Chi O and pi phi next. This group is usually the crowd from wealthy areas. These are the girls with friends in top chapters at UT and SMU. Not saying that makes them the best but to dismiss them is ridiculous.
Another group of girls like Zeta and then either DG or maybe AXO this year(lots of pushing them on here though now). If they don’t get those they hope for DZ usually. This group is the Aggie orgs group. They are often from the suburbs or small towns.
Ones that do not go one of those end up spread out all over. Honestly two totally different groups with little overlap. To say one is better is incorrect and completely depends on who you ask. Both have strengths and are great for Greek life. Very different vibes.

Chi o is better matched up with zta, dg and axo in rush rankings. Pi phi is strong at other universities but not here and UT/SMU know it.

Kappa mostly zip code cuts except sophmores then hang out exclusively with high school frat friends to feel popular. They are only allowed to hang with each other so it keeps them from enjoying true greek life.

Kappa hazes their pc and have been on probation for the past 3 years. If you want to be on the struggle bus then you deserve them. UT and SMU chapters aren’t this way and know this chapter is a joke.
