what frats are top tier and why?

I see a lot of rankings on this site claiming who's top, who's middle, who's bottom, etc. But I never see anyone really post as to why, so let's get a thread started that actually discusses the pros and cons of A&M's frats and why they belong in the tier we put them in
Ex:
Top: KA/Fiji/SAE
Upper Middle/Lower Top: Delt/SigEp/Beta
Middle: Sigma Chi
Why? KA and Fiji are obviously top because they have the biggest name recognition, the wealthiest guys from the best neighborhoods, and basically get to take their pick of which guys get in. They are very much the elite. SAE is top because they have the best property, heads Chilifest, and has the biggest parties.
Beta gets very similar guys to KA and Fiji, but they don't have a house, and don't throw all that great of parties. They've also had a recent series of bad PCs. Delt has a very nice property and is well liked among the girls, but they had a horrible spring PC, and they got in trouble last semester which is affecting them. Because of these reasons, Beta and Delt don't quite fit into the top tier category. SigEp was traditionally middle tier if you ask me, but recently their PCs have been much better, far better than Beta or Delt, and like SAE, they have some of the best parties and a nice property. For this, I'd put them in league with Delt and Beta.
Sigma Chi has parties, it has a property, and it has decent guys. But there's nothing that stands out about them in Greek Life

I honestly feel like the tier system doesn't work at A&M. There's really more like two entirely different types of Frats at A&M.
There's the rich-boy, "we have family connections and all went to the same high schools" kind of fraternities. Then there's the more stereotypical fraternities that seem more like traditional "brotherhood & partying" oriented frats.
The first kind doesn't really have huge parties, and none of them really have a real house. They're very exclusive as to who they hang out with and are a bit more snooty.

The second kind has big houses, big parties, are very social etc. They're basically what fraternities are like at most schools. These rank:
SAE
SigEp
Delt
As a girl, I find it easy to compare fraternities of the same type and say which is my favorite. But comparing two of different types (ex: KA and SAE) is harder cause they're so different.
I will say this. I prefer chapters like SAE, SigEp, and Delt over KA Fiji and Beta, and a lot of my friends agree. Though some don't, and most honestly don't care as long as the guys they know in them are cute lol

I know this isn't the general consensus on ranks, but this is my opinion. Why? Well, because I'm a girl and maybe I'm just not all that interested in "tier". I care more about having a fun time and meeting cool people.but here's my personal favorites in order:
Delt-cutest guys, most laid back, easiest to chill with. They've always been my favorite frat and I don't think that'll change.
SigEp-some super hot guys,some soso, but always a fun convo, great parties, and I've always been treated very nicely
KA-hottest guys and fun parties but too full of themselves, ruins it
SAE-amazing parties but sometimes just too out of control for me
Kappa Sig-nicest guys ever, but not very good looking
Beta-soso looking, kinda boring and very full of themselves, only listed them cause I have 2 friends in it who are awesome guys
