what's true?

I've heard by some that Kappa Sig, Phi Delt, and SAE are all traditionally very southern and exlusive. I know that they are the hardest fraternities to get bids to as well. I have also heard that these three fraternities don't really mix with the rest of Greek life. Is this true and do they fall into the standard ranking system or are they more a group of their own?

I don't know about SAE and Kappa Sig, but Phi Delt was giving out bids to people that simply showed up to their "rush events." Their pledge class this year has a buncha goobers.

Actually, Kappa Sig gave out the most bids out of the three and had the largest pledge class, so you're sorely mistaken.
