Do frats require you to live in the house freshmen year or can you stay in the dorms? And what happens if I already submitted my housing contract?

Policies vary amongst the fraternities. Some do require freshmen to live in, some don't, and a few fraternities don't have houses.

Also, you can break your contract with the university, but you'll have to pay a hefty fee. I think the fee is around $400, but that can increase if you cancel the contract too late.
