why isn't pikapp considered "top-tier"

They just don't have the same quality of members as frats in the top tier. Living next to Theos doesn't automatically make you cool.

PiKapp's a pretty diverse fraternity, kids who are there also rushed other fraternities from Phi Delt and A's to SAE and Beta, Theos and Castle, ZBT and Apes. This attracts really diverse groups of girls, which in turn makes it a difficult fraternity to rank. I've always seen them as a bunch of pretty quirky dudes who are more down to earth and have a more laid-back vibe than SAE and friends but aren't try-hards or irrelevant

very well said^^^^ I personally love mixing with pikapp. they don't take themselves too seriously which makes them super fun to hang out with
