The Full Story About Phi Delt

Tired of hearing all the gossip/ blatant lies people have been spreading so I decided to set the record straight. Have multiple friends in Phi Delt I’ve heard this from, argue with a wall.
Phi delt had been doing great the last 2 years, par with owls and zetes. They weren’t at the THC (theos hall castle) level but were right below. Even managed to steal a few cross rushes from THC in 2021 and 2022. Issue is they got way too selective, so their last PC had only 15 guys, more than half athletes. They had very little brother engagement during rush but still thought they could be as selective as they had been in the past.
They ended up with almost all cross rushes of THC and a few other frats (owls, apes, etc.) and lost almost all of them. At one point they were down to 6/7 guys in the PC, they’ve since snap bided a few guys (one of whom I’ve heard was previously cut from phi delt but not confirmed) and gotten to 11 guys. Still a tiny PC and almost all of the guys they did manage to get were the guys who got cut from THC, zete, owls, apes. All the guys they really liked went to other frats.
Still got some great guys in the frat, but the worry is with how bad rush went for them this year, combined with their new PC being their worst in years, I don’t see how they can reverse the trajectory and get a good class next year. Add in the fact that they’ve been struggling to fill their chapter house (well known) it really isn’t looking good for phi delt.

For more details and specifics:
- Delt won a big friend group during early dirty rush from Hall and this got them gassed up
- They failed to expand past this group (relatively mid parties) and started giving out an insane amount of ebids in October
- ebids starting getting turned down more than they were accepted and a lot of the ~10 kids they thought they had locked started to look elsewhere.
- Kids were turning down phi-Delt ebids either for Apes/ZBT ebids (who also gave out a lot but with higher retention) or to keep rushing Hall (hall didn’t ebid so literally rejected a Delt ebid just for a chance at Hall), this all happened around late October-November
- second semester starts and Hall wins over a few guys, one in particular iykyk, that Delt was expected to win
- late January and their PC is literally falling apart, anyone with a hall apes or zbt bids take it over Delt and kids start dropping one by one
- Hall was more than happy to take the top ones, Apes was losing some guys to theos in late rush and ZBT was happy to have them so phi-Delt poaching became an actual strategy for the domestic frats.
- at their bid party, apparently something like half didn’t sign/delayed and sororities were unimpressed by the class
- At one point I heard delt’s class dropped to six kids and they had to postpone their post-rush events
- at this point they start snap bidding and are back up to a class of something like 11-14 but quality is questionable, but apparently a good chunk of the snap bids were at SAE yacht? If kids are choosing SAE over Delt tjat frat is actually done for
