You’re not completely wrong but T2 is generally the downtown cutoff which is why this makes sense. Biggest difference is phi delt gets to mix w tri delt while zbt and oax get aphi and oax. But relatively similar social circles and a lot of cross rushes

How does it go from low top to mid. No way is phi Delt the same level as ZBT and SAE. There are places better and worse than they actually are in this list. It’s just who’s on Gr the most. Ahem ZBT and SAE
