off campus reputations?

Been rushing some of the off campus frats like oz, APES, etc.) and not understanding the hype around them here...
Most of the guys remind me of the spoiled dorky kids from my area (NYC / prep school) that just spend more money downtown than other on campus "normal" frats.
Am I missing something? they seem popular with the sororities for whatever reason which is chill ig

The future of these frats is pretty unclear. I'm assuming you're a freshman, so you wouldn't really know, but before this year with all the task force stuff, off-campus frats would throw down a ton. Now they have parties just as much as notable on-campus frats so I could see why you'd be confused about the hype. It'll be interesting to see what happens moving forward.
