Agree with this ranking 1000%. No post on GreekRank is going to change a PNM's mind come recruitment. During recruitment, a PNM can obviously see that the top houses are:
1 Theta
2 KKG/ Tri Delt
4 Pi Phi/ Chi O

These top 5 houses duke it out for the same "top" PNMs and all get their share of them. Tops PNMs already know the top houses before recruitment even begins. This ranking is based on SELECTIVITY during recruitment. These houses NEVER COB, snap bid, or spring rush. They rarely take sophomores, and almost always cut everyone without a rec after day 1 of recruitment. They have strict grade requirements and cut anyone who doesn't make the bottom limit.

The non-top PNMs with fewer connections to OU and PAN might not see this distinction on day 1, but they will by the end of rush... if they get invites back.

Don't get me wrong, all of the houses at OU are great. I am sure being part of any of the sisterhoods is special. The only time ranking matter is during recruitment. Kappa cannot take a pledge class of 1,000 girls. It sucks, but people have to be cut.
