Top 3: SNU, SX and Kappa Sig
These are the three Fraternities both guys want to be in and girls want to party at (though a lot of guys don't like Sigma Nus)

Best of the Rest: ATO, Phi Psi and Pike
This is where quality guys who don't have the legacy/connections/money to go top are. Building their status on campus through getting attractive guys and throwing fun parties. Girls love partying here and guys who care more about fun and less about reputation want to join here.

Top Tier but declining: KA, Phi Delt, SAE
These two are considered "top" as they have good connections and legacies but most girls don't enjoy partying here and few guys unless legacies want to join

Niche Fraternities: Delta Psi, Phi Tau
These two Fraternities are good at what they are want to do. Delta Psi wants to be a respected, gentlemen fraternity that is known for their grades and how they treat girls. Phi Tau is a fraternity for guys who genuinely care about nothing except having a good time. Could care less about their reputation which a lot of guys find appealing. Both are good Fraternities with strong brotherhood

The Rest: Beta, Pi Kapp, Chi Psi
These Fraternities don't really have a type they are known for and they don't really do anything especially well. Still might be a good home for certain types of guys

Being a KA legacy I definitely understand the evaluation but would say KA is still got some super nice guys and the 2018 hayseed was insane good from what I hear and experienced

Chi Psi parties are actually a lot of fun! Me and my friends always go to their late nights. They may not be known as much as the older frats, but they’re good guys.

Kappa Sig is on social probation for the next year in a half join this year and YOU could have social events starting your junior year!!!!

I think this is pretty accurate except I disagree with Beta. I actually like them and would put them up there with Pike and Phi Psi. The houses that consider themselves top are losing their appeal to everyone except a few guys who went to Jackson/Memphis private schools and want to pledge their daddy's frat. Nothing wrong with that, but they are getting kind of inbred. I would lump Sigma Nu in there with them. Sigma Chi is moving that direction the past few years but still is good. And ICYMI SAE is gone...

Really accurate actually. Would definitely say Kappa Sig is not top I would say ATO/Kappa Sig are equal and just barely below the top.

Dude, seriously? First off, there IS no SAE anymore so what campus are you on? Secondly, KA barely got a class and took the ones that didn't get a bid at the other 3. Phi Tau has what - 15? ATO, Pike, KS, Beta, and Delta Psi are all absolutely level - just depends on where you fit. Dont know enough about Chi Psi, Pi Kap and Sig Pi to answer.
