chapters with the best properties?

Since the discussion of overall chapter rankings has been beaten like a dead horse, what does everyone think the top physical houses are? In other words, what do you think are the 10 guys and girls chapters that own the best properties?

Sororities
1. Kappa
2. Theta
3. Pi Phi
4. DG
5. Zeta
6 Alpha Chi
7. KD
8. DZ
9. Tridelt\DPhiE
10. Alpha Phi
Fraternities
1. FIJI
2. Beta
3. Acacia
4. ATO\Delta Chi

Yeah, the reason I thought this was an interesting question is because how you rank the physical properties will vary depending on what you value. Theta for example has a beautiful exterior and formal and has by far the best location but a dated upstairs. ADPi and AXiD both have beautiful newish (~25 years old )houses but the locations aren’t great.
On he men’s side., I might have included DU or Lambda Chi since they are both in greatlocations. DU is in much better condition than lambd chi. Sig Ep is another one that has a great location. Another potential one to include would be SAE’s house.
