Since the discussion of overall chapter rankings has been beaten like a dead horse, what does everyone think the top physical houses are? In other words, what do you think are the 10 guys and girls chapters that own the best properties?

It's obvious you haven't been in most of those sorority houses. Tri Delt/DPhiE is old and outdated. No real modern conveniences. The upstairs rooms are super tiny and the hallways are narrow. Definitely not one of the best chapter houses. Same way with Theta. It's super old and it needs a serious facelift, but they can't do much because it's a landmark or some crap like that. AXO is decorated horribly, the dining room clashes with itself, but the house itself is nice. Alpha Phi needs a make over, too.

They are doing work over the summer but it's cosmetic like paint colors in their color scheme, new carpet, etc. They aren't able to re-configure the upstairs to make the rooms larger. I am sure it will be pretty when it's all done. :)

ADPi deserves to be up there. They have one of the biggest sorority houses. It is incredibly nice. It is literally the definition of "best physical houses".

Theta cannot make any major renovations like adding central air throughout the house because it's a historical landmark of Bloomington. It's the Beta, second ever, chapter of Theta and that house is old as dirt. I'd be pissed if I had to pay to live there. I don't think PNMs even think about the house itself when they make decisions. For example, if I had to chose between DZ and AXiD and I liked them about the same, the AxiD house is way nicer. Between Kappa and APhi, no contest in actual houses, Kappa is way nicer inside. If am paying $10,000 a year in fees, then I expect a decent house, one with AC.
