ranking vs quality

I think a lot of houses are ranked higher than the quality of their house merits. In terms of partying, quality of women, and chapter as a whole a couple stand out to me the most that may not be represented accurately.
Sororites: Kappa, GPhi, AXO
Fraternities: ZBT, Phi Sig, AEPi
These houses have good looking people, throw down, and have solid character.

Yes, these houses are good and have all 3 of the criteria you mentioned (to some extent). But, I don't think any of these houses are underrated. They are all considered upper middle tier houses. Some right below/in top tier. Therefore, while they are good houses, they are not underrated by any means.

For Sororities, I feel like AXO and Gphi get their credit for being upper houses. I do agree that kappa should get more credit, but it’s not like people every say they worse than upper mid.
For Frats, I think ZBT is credited as being a top house by everyone so they can’t really be underated. I think if anything Phi Sig and AEPi are a little over rated because they get used for their houses once in a while
