Phi Sig has new house that's only improving physically and both pledge classes last year were great and only getting better. They're stealing some top tier quality.
ZBT pretty much is at the top but next year they should secure one of the best houses on campus. They broke into top in the spring and will do well when we return.
AEPi, like ZBT is a fun place to party, with dudes opting for this house instead of Sammy, up is the only way to go.
SAE: As much as I hate to say it, SAE saw a bit of a rise this year and who knows maybe will continue a bit.

Here's who and here's why
Skulls: I'll start with the one that'll get hate. They have a nicer location, better PC's than the older, creepy guys they're known for, and honestly throw down hard. Plus they've slowly been getting more involved around campus.
ZBT: Easy answer here. Other houses are messing up, and ZBT is consistently getting better. They party hard, pair well, and will take potential sammy rushees for the next few years.
AEPi: I don't see how they aren't a high upper mid tier already. They throw some ragers and have too house girls come to literally every event. Next year will be their coming out party. The guys there create one of the coolest environments of any house.
Lambda: Hot, smart guys that have flown under the radar for so long. A great location/house, strong PC's, and a strong academic presence

lambda's been around for ever, they've never been a "top" house, so what makes you think this is their year, plus 3rd street is not a great location unless you can pair with the 3rd street sororities

Just gonna add even though Skulls dont pair as well as Pike they still throw better parties and have better housing

All of these frats have pretty much maxed out their potential except a AEPi.
