Theta still has marginally better relations with top tier frats but I would say kappa delta over zeta especially after the fall

Probably because Phi girls don't give you the time of day so you have to go after middle tier girls. Phi is far superior to zeta I don't even understand why this is even being talked about. There is atleast a 4-5 house differential between the two. Zeta isn't hot that's why they are middle tier. It's simple

I've hung out with both Zeta and Phi and trust me, there are Zetas out there that are far superior over Phi girls. Easily. However, if you look at the Chapter as a whole I guess Phi is better.

Sure the best looking girls in middle tier are better looking than the worse looking girl in a top tier house. That's always the case in every sorority at every school but that still doesn't change the ranking of the houses. Tier 1 houses have a lot of hot girls and handful of not so hot girls and as you go lower in the tiers you'll find there are a handful of hot girls and a lot of not so hot ones.
