A lot of the raters are saying that some of the top tier houses like kappa, theta and AXO are dropping down. Are they mid tier now? Are there any other houses that are moving up or are all the houses just going downhill? I am considering rushing and I just need to know.

all you need to know is the top five houses after fall 13 recruitment are:
1. alpha phi
2.chi omega
3. kappa
4. AXO
5. theta

any other house is pretty irrelevant/middle tier.

Yes, those houses are on the decline but they are still considered "top tier" just because of how the tier system works here. Alpha Phi and Chi Omega are on a whole different level than Kappa, AXO, and Theta.

Rankings are mostly based on looks and social life, just as they are at every University.

Phi and XO are a lot better than rest of tier 1 and the gap has been growing but I don't see Kappa, AXO or Theta getting replaced by another house.

Be careful not to believe too much of what you read on this site. Every house has its good and bad qualities regardless of any perceived ranking or tier. What matters to me is making friendships for life. The kind of friends that encourage you to be your best, will support you through rough times and that are people you want to be with when you are chilling or partying. If you find that then you will understand greek life at msu.
