what makes top tier, top tier?

I'm looking to rush this semester. I was curious if the tiers and rankings are purely based on looks, or are there other factors that make one fraternity (or even sororities) better than another?

looks are a big part of decided the tiers but also relations with other sororities/fraternities. top tier fraternities hang out with more top tier sororities, where middle tier fraternities hang out with middle tier sororities. location too has a big part in it.

Not sure about location, yes currently it does. But a house like Pike, with the numbers and type of guys they have plus a property like delt sigs or psi u in there current locations? I don't think they would be a middle tier house

Middle tier houses care more about other things than looks, hence the reason they are middle tier.
