good for the guy below, love the positives.
just for the record SAE is not back and wont be for a few years. they are starting to recruit again but they aren't back. also, Sig Ep is not back either.

also ATO has a good location too, right on MAC by all the sororities. The house itself, though is a hole.

Sigma Alpha Epsilon - Kicked off, Lambda's current house was where they resided. Read Lambda description in Rating Houses 1 if interested (idk why you would be, they don't exist anymore)

Theta Delta Chi - TDX has a small house, but has been on Abbott forever. Lives next to Alpha Phi senior house, formerly the AEPi house when small and sorta irrelevant, and when AEPi was irrelevant, still better than TDX.

Sigma Alpha Mu - Sammy's is irrelevant, I don't know about their house, even if they have one. Probably a schwag duplex.

Hell, unless they repent.

I don't understand how people believe that Beta and SAE are already middle tier. They haven't proved a thing and just because they used to be good doesn't mean anything. Sig Ep is also going to take a huge hit because of their "balanced man" chapter that they have to do. They can't have a pledge term and their "pledges" are considered brothers almost after receiving bids. No one in the greek community is going to respect that

OK beta is really bad right now, they are all nerds and or kids that dont belong in any of the other fraternities. If and when they get a house, its going to have to be dry as they are nationally a dry fraternity. SAE will be good when it comes back because of all the underground recruiting they have done, and they will be kicking lambda out. Sigep is a toss up, as I dont know what their plans are

Beta's not a dry fraternity nationally. And they're still better than bottom-tier Delt Sig and Lambda.
