why’s the gap between uppermid and lower top so large

I could never see psi u taking pikes spot, although they’ve consistently been right behind them in numeric rankings. What differentiates houses like pike, deke, snu, and Fiji from houses like theta chi, psi u, and Delt sig? It seems to be very easy to jump from bottom tier to upper mid or lower mid (look at alpha sig last year and phi psi this year), but this doesn’t seem to be true for the higher tiers.
What’s so special about top houses?

This is true but it isn’t set in stone. Dke is mostly out of state kids and sig chi had more diversity than top houses have these days back when they were on top
